If you need to cancel or modify a reservation, contact us as soon as possible. Refund eligibility will be determined based on the applicable cancellation policy.

As a guest in one of our managed properties, you agree to:

• Follow all house rules provided for the property
• Not exceed the maximum occupancy listed for the property
• Report any damage or maintenance issues promptly
• Comply with all local laws, noise ordinances, and HOA rules

You may be held responsible for any damage to the property beyond normal wear and tear during your stay.

7. Property Management Inquiries

If you are a property owner inquiring about our management services, any information you submit through our site (such as property details, revenue estimates, or contact information) will be used solely to evaluate your property and communicate with you about our services.

Submitting an inquiry does not create a contractual obligation on either party. Management agreements are separate contracts that will be provided and reviewed before any services begin.

Our total liability for any claim related to our site or services shall not exceed the amount you paid to us in the 12 months preceding the claim.

15. SMS Messaging Program

Mirage Vacations operates an SMS text messaging program to communicate with customers who have opted in. The program includes the following message types:

• Service updates and appointment confirmations
• Responses to property management inquiries and service-related requests
• Marketing promotions, seasonal specials, and service updates (only for users who separately consent to marketing messages)

The program is designed to ensure optimal customer support and direct, timely responses to service-related inquiries.

Opt-Out

You can cancel the SMS service at any time. Just text "STOP" to (813) 437-5936. After you send the SMS message "STOP" to us, we will send you an SMS message to confirm that you have been unsubscribed. After this, you will no longer receive SMS messages from us. If you want to join again, text "START" and we will start sending SMS messages to you again.

Cost and Frequency

Message and data rates may apply. Message frequency varies based on your interactions with our service. Carriers are not liable for delayed or undelivered messages.
